J​imena​ de la frontera Country House

This wonderful farm has a total of 109.842m2 and is situated adjacent to the Alcornocales Natural Park. The Alcornocales Natural Park extends across 150.000 hectares of land and is a protected forest (one of the last untouched forest areas in Europe). As a result, the area surrounding the farm is protected by Spanish legislation, as such, the peace and tranquillity that surrounds this property will remain that way forever. The farm is situated between the road and the Hozgarganta River. It has two polo fields (one for play and one for practice), as well as too arenas.

The property is comprised of two Spanish rustic style houses that were built in 1745 and refurbished in 2003. There are a total of 14 bedrooms with views overlooking the river or the forest, and there is a beautiful swimming pool that surrounds itself with trees and a barbecue area.

The property is located 15 minutes from Sotogrande and 35 minutes from Marbella. The polo field is a standardised size, is at laser level and has a drainage system for the winter months. The practice polo field is 100x150 metres and can be used for stick and balling practice; dressage or jumping. The practice field also has its own drainage system. The exercise tracks are situated around the practice polo field. The first arena has a size of 45x90 metres and can be used to play arena polo; jumping or dressage. The second arena is 20x60 metres and would be useful for horse training; jumping or dressage.

Near the riverside there are three groups of paddocks within direct sunlight which is ideal for the winter months. By the roadside there are three more paddocks that are shaded for the summer months. Additionally, there are:

• -40 stables
• -2 tack rooms
• -3 Shower/ washdown areas for the horses
• -Place to store up to 900 bales
• -An area to store rubbish
• -Accommodation for the grooms (4 bedrooms; kitchen and bathroom)

There are several residential buildings on the property:

• -The main residential house was an old Arabic style construction from over 800 years ago and was last refurbished in 2001.
• -There is a building we have termed River House 1 which was built in 2009 and another building namely River House 2 which was also built during the same year.
• -The Polo Manager’s home which was built in 2005.
• -The Farm Manager’s home also built in 2005.
• -Housing for the Polo players (4 bedrooms, a kitchen and a bathroom)
• -An office area.

The farm has an automated irrigation system; the big polo field has a ranger that irrigates the whole ground, and the practice polo field has an underground irrigation system. The water used comes from three different places; the river; from a pump connected to an underground well and from the town. The water coming from the town is used for the houses and for the horses.

The Farm has approximately 2500 tree species but some of these include fruit trees (oranges, lemons, avocados, mulberry; olive; pomegranates; medlar’s). Some of the other trees include: Cork oak trees; galls; pine trees; cypresses; palm trees; carob trees and many more.

The IBI on the property is 2.000 €/year.
